The blogging hype may be overwhelming and slightly discouraging for loan originators who are searching for new ways of building business.  A blog requires a significant time commitment and a certain level of technical savvy to be successful.  Here are 6 specific principles bloggers follow that you can implement into your own marketing and relationship building campaigns without even owning a blog: 1.  Permission Marketing Giving your clients valuable information on their terms will build relationships instead of lead lists.  2.  Thought Leadership Your commitment to regularly educate clients and referral partners on a particular topic brands you as an authority reference.   3.  Viral Exposure Blog articles get found in the search engines because people spread the word by pointing links back to that article.  The same strategy applies if you have a valuable newsletter, white paper, email, or online flyer that your referral partners can use to benefit their own business building agendas.     4.  Cross-Promotion Bloggers share some of their favorite blogs with readers by categorizing them in a blogroll section.  This isn’t used as a means of generating advertising revenue, it is simply a way to provide their readers with more valuable resources and help other bloggers get more exposure.   If you have a newsletter, make sure to mention some of your referral partners.  Third party endorsement from a trusted voice is the best form of promotion.  Encourage your referral partners to do the same for you. 5.  Education through Conversation Blogs have a comment section so readers can give the author feedback in a social environment  Get permission from your referral partners to send out a specific group email where everyone’s contact info is exposed.  Find something valuable to discuss and start an easy email conversation. I’ve had success using that stragegy with my investors becuase of the networking opportunities it creates.  6.  Leave a Footprint Bloggers comment in forums, on other people’s blog articles, register in directories, and create profile pages in online social networks to expand their online reach.  There are several free directories, neighborhood newspapers, and other people’s newsletters you can be part of.  Try guest writing an article in one of your referral partner’s monthly newsletters.  If they don’t have a newsletter, create one for them and make your story the featured article.  Basically, get your name and contact information out there.  SHARETHIS.addEntry({ title: "blogging strategies that work without a blog", url: "http://mortgagesalesblog.com/2008/07/17/blogging-strategies-that-work-without-a-blog/" });

Mortgage blogging 101 Webinar – April 10

I actually have a full-time job as a mortgage blogger.  As the communications guy for a Las Vegas Mortgage company, my day consists of playing on mortgage blogs, writing content, researching my niche, and building new relationships with clients and referral partners. While there are a few mortgage professionals with several years of mortgage blogging experience, like mortgage pro Dan Green, social media is still a relatively new territory for most of the industry. Writing new content, search engine optimization, design, social networking first impressions…  these things can easily be distracting and a reason for a failed online marketing agenda. However, there is hope for the few people who maintain a clearly defined purpose for establishing an online presence. My friends Mark Green, Dan Green (no, they are not related), and I will be holding a webinar next Friday to discuss the basics of mortgage blogging, search marketing, and developing online business. Thank you again to everyone who showed up on Good Friday for our Mortgage blogging 101 webinar. While Mark Green is working on converting the recorded event into a video for our blogs, I wanted to briefly outline the major bullets, questions, and answers that were covered. Quick Re-cap: Mark Green, Dan Green, and I had an unscripted conversation about how loan officers could benefit from having their own mortgage blog. Since the three of us are at different levels of experience, and all have very diverse agendas with our mortgage blogs, the main purpose of our discussion was to help real loan officers gain a better understanding of the blogging thing. __________________ Webinar Agenda: Mortgage blogging 101 Your Moderator: Mark Green President, Top of Mind Networks and Novice “Blogger” @marksgreen (Twitter) Your Panelists: Dan Green Mortgage Professional at Mobium Mortgage and Expert “Blogger” @bringtheblog (Twitter) Mark Madsen Mortgage Professional at Raintree Mortgage Services and Professional “Blogger” @mark_madsen (Twitter) What We’ll Cover Today 1:00 – 1:15pm Why blogging Is Important You need to be “Google-able” (All) Your clients and referral partners are looking for you on the web to verify that you are the professional you claim to be. If they’re not finding you, then they are finding another professional.  If they are finding you, better hope it is good stuff. Other potential clients are not looking for you specifically, but rather for an answer to a mortgage question that may impact their buying decision.  You should be there online as well. (Dan) Dan is able to target a specific type of client simply by dominating the real estate around their search phrases. (Mark M) I go after long-tail phrases that I know will lead me a more targeted type of client.  Ex:  “Las Vegas FHA Mortgage” vs FHA Mortgage. It’s an ideal complement to your existing CRM efforts (All) Initially attack blogging as a simple way to enhance your current database marketing / client communication activities.  It is our responsibility to educate our clients about recent news that may influence their mortgage and real estate decisions.  Simply write an article on your blog and then send an email to your database with a link. 1:15 – 1:30pm Defining Your Goals Search Engine Optimization (SEO) (Mark Green) Mark was originally interested in blogging so that his clients could find him online when hey typed in Mortgage CRM.  After seeing the proof that blogging is about more than just being found on the web, Mark has fully committed to the bigger picture of creating relationships with his viewers, building trust, networking, providing value, and everything else that gets people hooked on the blogging lifestyle. (Dan Green) Dan Started blogging 4 1/2 years ago with a simple agenda of creating a centralized online resource for his clients.  As a result of producing valuable content, many other bloggers have linked back to Dan’s site which has given him super powers in the search engines.  Dan now has the luxury of choosing his clients and mortgage programs by writing, or not writing about certain things.  He is living proof that mortgage blogs work. (Mark M) I was taught about SEO from a Las Vegas real estate agent who makes 100% of his living from web generated business.  However, after meeting Dan in Sep of 2008 at REBlog World, I realized that there was an opportunity for loan officers to control that initial lead flow and break the chain of agent dependence with a strong enough web presence.  I immediately launched a group FHA mortgage blog for a network of non-competing loan officers so that we could leverage our combined resources and dominate our local markets in the search engines. (All) Getting found online takes time, work, and patience.  So, start your blog with the intent on helping the people who already know about you, and over time you will eventually be found.  SEO strategies to follow in our next webinar. b) Providing clear counsel/advice to clients and referral sources (All) Addressed above – Basically, put everything you can on your mortgage blog.  Frequently asked questions, mortgage basics, qualifying guidelines, and every other conversation that you would normally have with your clients via phone or email.  If you’re answering these questions online, then other people searching Google for the same things will find you as well… Writing content your mortgage blog will also give people an idea about your ability to articulate and communicate complex mortgage information.  If they understand what you’re saying on your blog, then it helps build their confidence in your level of service and commitment to their success. c) Establishing yourself as a credible & reliable source of information (All) If anything, just letting your people know that you’re still in the game is important right now. d) Making sales (All) The goal is to move the conversation off-line as quickly as possible.  Clients spend just enough time on a mortgage blog to determine whether or not they trust you.  With regards to SEO – If people are searching for something specific, it is good to be the first loan officer that they find online, trust, and have confidence in.  Bottom line – first impressions are vital. 1:30 – 1:50pm Finding Your Voice a) How often should I write on my blog? (Mark G) A couple of times a week.  Find good things to say and stick with it. (Dan) Every day, because your clients who are in the process of getting a mortgage are consumed with getting as much info as possible.  If you’re not providing constant info, then your clients are listening to a competitor.  The less frequent your schedule, the more valuable your posts have to be. (Mark M) A consumer focused mortgage blog should be updated a few times a week.  You need regular content for SEO and daily content for your clients who are in the moment.  Either way, it is work – no matter what anyone says. b) What should I be writing about? (All) Timely news, events, things that the media is screwing up.  Frequently asked questions, the mortgage process, anything that would go out via email, brochure, flyer, direct mail. c) Google Reader Demonstration by Mark Madsen (Mark M) Google Reader helps me read a ton of content, organize my online research, stay current on everything within my niche, and share valuable info with my network. Dear Google: Was I bitchslapped for blogging about PPP?!
Did Google bitch-slapping my blog for just using the words Pay Per Post, ReviewMe, Payu2Blog and other paid companies?!? Even though a blog hasn’t run a single post from these companies? !!!! ??? !!!! Of course, it’s not as though I can ask Google to tell me. But, from Ted Murphy’s fingers, I learn this: We now know from some of our friends inside of Google (thanks “bob”) that they are now looking for phrases such as PPP, PayPerPost,ReviewMe, Payu2blog, etc. in the text of your post. For that reason I would suggest refraining from using any type of this text in the body of your posts, sponsored or not. When you disclose thank the sponsor, not PPP. Not mention these companies names!? Of course I also mention these company names constantly. I even joined them all. After all, my niche is creating plugins that help bloggers who monetize do so. Joining the programs is essential to developing appropriate tools for these bloggers and understanding which features are useful. But if Google’s blog could actually detect followed paid links they realize I have none from these companies! In fact, if the Google meisters had any brains, they’d figure out one of many of my plugins are of inestimable value to their search engine. Google meisters might ask, like what? No Follow Old Spam Links: You know what this does? If a paid blogger runs paid a paid link, they can automatically no follow them after the contract period expires. That’s right: the links switch “no follow” after a set number of days. (The blogger can pick. I think I set mine to 60 days). Sure, I know Google might not be thrilled with temporary follows, but sheesh! Your ‘bot is constantly crawling. Don’t you think it can’s see these things go “off”? The two I posted way, way, way back went off long, long ago. (Like earlier than May or at worst June!) Guess what Google. Other bloggers use my plugin. Their “nofollows” turn on after a number of days. So Am I supposed to never say Pay Per Post?! Now assuming I lost page rank for posing the words Pay Per Post. What the heck amd I supposed to do if I want my rank back? Andy Beard describes how I can request re-inclusion in Google’s ranking system. Evidently, I’m supposed to figure out what I did wrong (by guessing) and then undo it. So… is mentioning PPP a violation of the guidelines? Am I supposed to delete thoese evil words, promise never to type PPP, Izea, Social Spark, PayU2Blog, ReviewMe or Loud Launch, ever again, and then ask Google if they’ll consider giving me page rank?! Seriously?! Oh, and if I can’t say these words, can others? Like, say the guys at TechCrunch, who seem to be permitted to say “Pay Per Post” with impunity?! Hey, if Google wants to bitchslap me for posting the words Pay Per Post, Izea, Social Spark, or whatever, I guess they can do so. But … well.. sheesh! Watched The Insider several days ago — the best movie I have watched in 2008 despite it being already almost a decade old.
The movie shows a media practitioner who was caught between media commercialisation and professional values, (e.g., the duty to provide quality content and maintain credibility, among others).
People who are not in the media might not realise the struggle between unless they are working. But as far as blogging is concerned, such a struggle has shifted from traditional media to the new media, and is becoming more and more relevant to new media users, especially bloggers.
Hardcore and prominent bloggers like Kenny Sia and Lilian Chan might find this struggle more obvious than any other bloggers out there because of their expertise and higher degree of involvement in the field of blogging.
Virtual Economy
The blogging phenomenon did not first start out like what we can see today: monetisation of blogs and RSS feeds, search engine optimisation (SEO), microblogging via Tweeter, etc. People first started out blogs simply just to inform in a non-commercialised manner.
When economy shifted online, thereby creating what is known as “virtual economy”, commercialisation happens. It is just the mirroring of revolution in the real world – in the virtual world.
Commercial Values vs. Professional Values
Like Steve Pavlina said, commercialisation could be seen as something “evil, immoral, unethical, uncool, lame, greedy, and obnoxious”. Yes, I felt bad having to announce the new direction of this blog a few days later. Some readers will get offended; some will love the idea…
No matter what happens, the world is shifting from one paradigm to another and commercialisation is inescapable.
A main reason certain readers might hate this idea is because they see that there is an agenda or a purpose behind the commercialisation of this blog (i.e., me turning it into a money blog).
Readers like this fear that the agenda will affect the quality of the content delivered to them. They now see delivery of the (new) content as biased, insincere, and profit-driven.
Most importantly commercialisation takes away from the readers the type of content they otherwise like to read just so that the blog’s direction is in consistency with the agenda of the blogger or even the sponsors/advertisers associated with the blog.
Losing a portion of readers who only wish to read my personal experiences and not about money is a consequence I have to pay behind the decision to monetise the blog.
My decision is however definite. The new direction has been set and I am currently working towards gaining and satisfying my new target audience.
First Phrase of Money Blog
Like I previously announced, the first phrase of this money blog will keep me focused on traffic-building before moving on to money-making. However, the duration of the first phrase has not been decided because I am still experimenting with it.
I’m willing to sincerely share any success tips if I could make this blog big one day (traffic is improving and I hope I’m in the right direction). With this direction, I expect my target audience — as I mentioned earlier — to be beginners who are working towards gaining blog traffic.
Second Phrase of Money Blog
People say once you double your blog traffic, you double your advertising revenue. I only could invest 50% of my trust this statement because seriously — I want to be able to witness it to verify if it is true.
If I could increase my web traffic and successfully reach the second phrase — which is to experiment with money-making opportunities — I will continue to share my success with my readers sincerely if any of the opportunity is legal and good.
Sincere Blogging
In moving towards commercialisation, what about the professional values? This is where I would like to introduce everyone to the concept of “sincere blogging”.
The concept is simple and based on the principles of “give and take”, as well as trust-gaining.
As I believe in “give and take” the sincere way, I believe people will be able to see it and appreciate it. Just when commercialisation is obvious along the new direction of this blog, I want to keep up to “sincere blogging” to inform people that this blog comes with sincerity.
I hereby launch the “Sincere Blogging” Campaign and hope everyone could support in order to offset the negative impact of blog commercialisation.
By blogging sincerely, you might want to avoid blogging about thing you are not even sure of. By blogging sincerely, you might wish to only provide accurate tips that are truthful and reflective of your blog’s success.
Since “sincerity” is relative to individual bloggers, I’m not very concerned about the boundary to which “sincere” means — you get the basic idea.
I’m studying media and have great experience in the related field. As for me, I’m now going to practice “sincere blogging” by sharing what I learnt and observe about the media-saturated world.
As I get to study the trends and developments of various types of media, I feel I am capable of proving knowledge in this field by analysing for and explaining to my readers what is in and what not in the blogging world. Most importantly I want my readers to be able to learn something from what I could offer, apply it in the management of their blogs and make their blogs livelier with organic traffic.
By practicing the concept of sincere blogging, giving away such expertise is what I will offer. In turn, it will most likely gain my blog more traffic if readers find it good. It aims at promoting a win-win situation at a maximum.
Mr. Definite is my online alter ego characterised by his openness, adaptability, bluntness, and truthfulness. You will know if you could trust me several months down the road.
If you find this concept good, you might want to give it support.
It doesn’t matter if your blog is a personal one, or of any other genre — by supporting this campaign, blogging with more sincerity is all it takes.
If you wish, you might even want to add the “Sincere Blogging” logo on your site. BUT BUT BUT, always feel free to add the attribute if you feel the need to do so!

It took an incident like this to actually force me to go out and replace my monitor to a LCD screen at last. Actually I wanted to hold it off until August, where I plan to go out and get a new system along with a LCD screen. But in light of the emergency, I guess it cannot be helped. And I bought this for RM595.00, all of that came from the money I earned solely from blogging. What was inside in the box? Well, this is now sitting proudly on my table now. Maybe its a good thing I have this after all. I guess now I can focus that budget of RM3K I had in mind 100% on getting the parts for the new desktop PC I have in mind. Its great to have a LCD screen, eh? Thanks to blogging for money.

First of all, I apologise for the delay in announcing the winner of the blogging For Money Review Contest which ended about two weeks ago. Its not like I have forgotten about it and I have every intention on fulfilling my pledge to reward the best review with RM1,000.00 as I have promised months ago. I have been very busy as of late, managing my web directories and starting a company is hard work, no doubt about it. Reading the reviews, there is no doubt in my mind that there are only two reviews which deserve to win the prize. Which is a problem, since I couldn’t make up my mind on which review I should reward the full RM1,000.00 to without being biased to the other. Should I just split up the prize money into half and give both of them? You tell me. If I can actually do that without ruffling some feathers, I will announce the winners A.S.A.P. Otherwise you will have to wait until after Ramadhaan for me to decide.

Nota del editor: Como complemento de la serie “Cómo explotar tu conexión de datos” invité a Rafael Méndez (a.k.a. El Méndez, Terruñoman) para que nos cuente cómo utiliza su teléfono celular para mantener actualizados sus blogs y su cuenta de Twitter. Este es el texto que envió. Luego de más de seis años con Blogger, y ocho con el próximamente desaparecido Geocities, aún no sé lo que es publicar desde un celular. De hecho, cuando escucho de seres que postean o twittean desde un celu o blackberry, pienso en nerds o fashionvictims que hacen en la calle o en un mall, lo que bien podrían hacer en la casa. Uso el celular para jugar Stack Attack, enviar y recibir mensajes, llamadas de acoso, o amenazas de muerte. Lo desconecto cuando puedo, olvido conectarle el vampiro, paso el mayor tiempo posible en manglares y lugares apartados de la señal, y me tardo lo que puedo en ponerle tarjeta. A veces me preguntan si sé qué mismo es un tuicterfolou, un tuicteo sms, o un post sms. De hecho, no sé si existe esa nota, pero sospecho que sí. Pensar así ha dado lugar a que mis groupies alberguen en sus corazoncitos serias dudas acerca de mi destreza y sapiencia tecnológica. Mucha gente no se explica cómo un mohíno del terruño logró sacar un blog sin morir en el intento, y la mayoría no cree que tenga un montón, o que algunos hasta hayan ganado premios, y han estado en los primeros lugares de los buscadores. La primera explicación lógica es el uso de fotos de locas, o los posts sobre temas políticos, que constituyen un verdadero imán para trolls. La otra es mi glamour, pero esa es bastante discutible. En los últimos años, debido a las ocupaciones, apenas sí posteo una vez a la semana en mi blog personal. En los otros blogs posteo cuanto me acuerdo, pero eso no me quita el sueño. Me tomó un par de años empezar a usar el twitter, y aún no estoy seguro de para qué mismo sirve. Habrá que ver cuándo mismo publico mi primer post, tweet, o actualización en facebook desde mi celular. Por cierto, ¿cómo se postea desde un Siemens A71?

I’ve been blogging since around 2006. When I started out the3dtechnologies it was as a hobby. I did not want to making living from this technology, just an hobby for my spare time. However, like any hobby, my purpose is to improve it. I tried to increase traffic by building link-back, using social media, learn new seo strategies, and so on. Remember, to have successful as  blogger, you must establish your brand. The more your name is known, the more trust you will get.  Also, improve your writing skills. Once made it you’ll get attention automatically and grow your profit. In this way my blogging was no longer a hobby but become a full time work. Since then, instead to using my blog as hobby I’ve found other hobbies such as traveling, make sports, and learn a bit of spanish to help pass the time. I realized that my hobby wasn’t more my blog, when is become something I use for living and no more for fun and games. Google favors dynamic sites, giving them higher positions than those that are inactive. Locations to post/publish your Blog: There are multiple services available on the Internet for those who don’t already have a blog. Wordpress.com and Blogger.com are two of the most popular ones. Yahoo.com as well, has begun to obtain a chunk of the blog pie. A traditional practice is to install your blog in a folder titled “blog” on your site, assuming you already have a website. It may look like: mydomain.tld/blog/ Blog Software: Try Wordpress for blogging if you already have your website hosted. In addition, you can compose blog articles on Blogger and then post them up on a site that you own, via FTP. Content: In order to be effective, a blog must have quality, informative, original and dynamic content. This means that you cannot plagiarize other people’s work, with the exception of brief excerpts that corroborate your article. Don’t forget to give credit to the original author. In addition to this, your blog must be updated on a regular basis. Reader interaction: You can let readers leave feedback by setting your blog to allow it. This gives you control over your blog and comments. This facility is necessary to protect you from current and future spammers. How to gain blog visibility: 1) Fresh and original content 2) Obtain Backlinks a.) join webrings, b.) partake in social networking (Twitter, Facebook, Myspace, etc.), c.) Look for forums that have similar interests as you do. It is possible to find forum communities at places like Yahoo, Yuku and Aimoo, among others. 3) Submit your URL to Google and Yahoo. The big blog route directs all your focus on few blogs in an effort to make them very popular in their niches. The flagship blogs should attract a large audience as well as a high number of daily readers. Your flagship blogs have many monetization options, and affiliate marketing is one of the most profitable, where you recommend your visitors to purchase a product from another merchant, while earning a commission in the process. You can find a list of digital products like ebooks to promote at Clickbank or physical products at Linkshare or Commission Junction . Not everyone will have the patience to successfully create a big blog, so only attempt this if you are really really committed to building your blog consistently, even if it takes years. However, I recommend this strategy as it is the most sure way to successfully make money blogging. Pros: Popularity, fame as well as more monetization potential for your blogs, along with personal satisfaction. Another benefit is that big blogs usually promote or market themselves automatically once a certain level of popularity has been achieved. Cons: Very time consuming, especially if you are not outsourcing the marketing or content creation duties. Expect a lot of work in the beginning, and experiment with creative marketing ideas if you decide to use this strategy. 2. The Get Paid to Blog or “Pay Per Post” Route. For this method, you need to setup multiple niche blogs on either your own hosting and domains, or from free blog hosts like Blogger or Wordpress. Maintain your niche sites over at least a few weeks, and focus on writing content to build up their Google PageRank, Alexa Rank, and incoming links. Submit all of your niche blogs to get-paid-to-blog sites like Blogitive, Blogsvertise, LoudLaunch ReviewMe, Sponsored Reviews and PayPerPost. If you were only to choose one of the services, use PayPerPost as they have the most amount of paid offers available. Pros: The greatest value of this strategy is that you do not need a very large and popular blog to make money. You could have only 20 visitors a day reading your blogs and you’ll still be able to make at least $15 a day per blog. When skillfully done over multiple niche blogs, you can easily make $1,500 per month blogging. Cons: There’s no passive income. You will need to spend some time writing the multiple sponsored blog posts, which can be rather tedious and time consuming. You also need to maintain those blogs, although it will be minimal after your blogs are optimized and operational for some time. 3. The Text Link Selling Route. The main source of your income from this method is from selling text links to various businesses and webmasters who want to improve their Google Ranking. While text link selling works for the big blog model, it works for sites that are primarily built for text link sales as well. The overwhelming emphasis here is on niche relevancy and Google PageRank so you will need to be focused on these 2 areas. You can either convert your domain into a sponsored post blog or into a text link selling blog, or you can purchase another for-sale-blog to sell text links for a quick buck. I recommend that you look for link buyers directly through webmaster forums. The biggest is Digital Point. Pros: Selling contextual ads, or text links is rather simple and does not require much work. Your income will be dependent on your Google PageRank and type of niche. If you blog has high pagerank and is in a competitive niche like dating or credit cards, there will be buyers that are willing to pay a good sum. Like sponsored review blogs, traffic is not a major. Cons: Over reliance on Google PageRank means that your revenue will rise and fall, depending on your current PageRank. There is also a limit to the number of links you can sell on each page, which might lead to an income ceiling. 4. The MFA or Made-For-Adsense Route. Using Google Adsense to make money blogging involves setting up a blog in a moderately high priced niche, like car loans or web hosting. You’ll only need to create at about 20 keyword rich pages on the topic, optimize it for search engines, setup Adsense advertisements and leave them alone. The main focus on this route is to build pages on the long tail keywords you want to target, which are usually less competitive and more profitable. Visitors from search engines will be able to find your blog and then click on the Adsense ads, which Google will then pay you accordingly to the number of clicks and earnings per click. Pros: You do not need to spend a lot of time on it. You can either take a month to build up the site, add the content yourself, or outsource to writers who will do it for you. Not much time is needed to update the blogs and new content can be uploaded on a weekly, or even monthly basis to keep the search engines happy. Cons: In the competitive and high paying keyword niches, it can get rather difficult to rank well and attract enough traffic to generate substantial income. You need to either build a bigger blog, or build more niche sites. 5. Contract blogging or the Blog Network Route. To make money blogging in this route, you need to join a blog network like Weblogs Inc. You will be paid to maintain and create content for blog owners, which is dependent on the number of page views, and you’ll possibly receive a 3 digit  token base fee or a share of the blog’s advertising revenue. Pros: If you need money fast and prefer a stable monthly income because of the base fee. The contract work normally leads to more writing assignments or freelance blogging because of your proven ability to write for these organizations. Cons: I mean, if you are good at writing and promoting a blog, and you want to start your own home business to make money blogging, setup your own niche site, use one of the 4 models above and keep the profits. Note that it is useful to know what kind of contract agreement you are receiving. Conclusion Choose one of the above strategies to start to make money blogging. get a reliable webhosting and catchy domain name. I suggest focusing on one big blog, create a keyword rich content each day for the next 30 days at least before moving on to the next blog, or you can just stick to build 1 giant blog. Start by promoting other people’s product, which from my experience is more profitable than adsense ads. It takes time to make this work, so don’t ever ever give up if you are serious on making money from blogging!
