CTMLS vs. Fairfield County Multiple Listing Services December 29th, 2008 categories: Central Connecticut News & Information, Real Estate Industry Connecticut Business News Journal published an article earlier this year about the trouble CTMLS, the almost statewide multiple listing service, is having convincing agents, brokers and local realtor associations in Fairfield County to give up their local MLS service in exchange for a united, statewide MLS. I was reminded of this when I received an e-mail from CTMLS announcing that Westchester-Putnam MLS has signed a reciprocal agreement with CTMLS, allowing the sharing of information listings between Litchfield, Hartford, New Haven, Middlesex, Tolland, Windham and New London counties in CT and Westchester and Putnam counties in NY. Notice I left out Fairfield County, which is home to four multiple listing services, none of whom share their listings with the CTMLS or Westchester-Putnam MLS.  Realtors and brokers in Fairfield county who want to expose their listings to buyers outside the county, must join the statewide MLS in addition to their local MLS, creating competition where there should be cooperation.  Five, Count ‘Em Five, Multiple Listing services in CT Until 2007, there were six different multiple listing services in all of Connecticut. The problem with so many multiple listing services was that in order for an agent to access every listing in the state, an agent literally had to belong to all six six services.  In practice, most belonged to one or two - which meant the following for home buyers and sellers: Duplicate listings. One listing for Eastern CT MLS (New London and Windham counties) and another for Co-op MLS (New Haven, Hartford, Litchfield, Tolland and  Middlesex) if the property was in a border town such as Lebanon. Missed opportunities. If a buyer is looking for an antique colonial on 6 acres and their agent only belonged to the Co-op MLS but the perfect property was located in Lebanon (just across the county line), the agent would have only had access to the public Eastern CTMLS website and could have missed the perfect property and similarly the seller would have missed an opportunity to sell their home. Almost two years later, the local Fairfield County boards, agents and brokers seem no closer to joining CTMLS, which means these above scenarios still take place today, even in a state as geographically small as CT.  We share information with Rhode Island, two counties in New York but not with our own county of Fairfield. And in the e-mail I received, you can tell there is great annoyance and a desire to shame Realtors into sharing their listings and creating one MLS: “The Connecticut Statewide MLS is owned by the Connecticut Association of REALTORS®, Inc. and is not affiliated with the Greater Fairfield County Consolidated MLS, which does not offer access to the Westchester-Putnam MLS or expose Fairfield County real estate to Westchester-Putnam MLS members.” Realtors in Fairfield County seem to feel that having four multiple listing services in Fairfield County and another for the rest of the state benefits buyers and sellers. How is this even possible? Fair Market Value Can’t Be Achieved Without A Competitive and Open Market Fair market value is defined as “the most probable price which a property should bring in a competitive and open market under all conditions requisite to a fair sale, the buyer and seller each acting prudently and knowledgeably, and assuming the price is not affected by undue stimulus.” How can Realtors in Fairfield County claim to offer their home sellers a competitive and open market if there is a barrier to the sharing of information with agents in other areas of the state? Once you’ve updated your blog, you should let blogging services know that your blog has peen updated. You do this by sending a ping to the service. What services do you use to ping your blog if any? If you use WordPress as your blogging platform, they include automatic pinging through Ping-O-Matic. However you can also do manual pinging like I do. I have complied a list of ping services that I regularly use. Here is a small list of such pinging services. There are many options when it comes to selling ad space on your blog. Most of the time the manual basic advertising page may work, or may not and take a lot of time and manually keeping up with advertisers and dates may be something you do not have time to keep up with. The good news is there are a few places to make this services simple and easy for you and advertisers. While each of these services vary in what they offer one may suit your needs. Project Wonderful offers an auction style widget to sell ads on your site. Advertisers bid on spots and the highest bidders ad will be shows in the spot. The service offers variable ad sizes that you can choose from to place on your site along with options for multiple ads with in the same unit. Bids on ads can start as low as $0. Payments are though Paypal at the minimum of $10. See more Information. Adtoll AdToll is a ad network that lets you sell ads on your site and market your site as well. AdToll allows you to earn money by setting your own ad price, along with Run of Network ad that are PPC, with a 75% revenue share. They have many ad options to choose from to place on your site like banners, peel away ads, video, text and more. You have four options for payout including; Cheque, PayPal, Wire/Bank Transfer or Account Credit. With a minimum payment of $20 for PayPal, $40 for check and $1,000 for wire transfers.You can see the full review I did of Adtoll here. See more Information. Blaged Blaged kinda reminds me of Adtoll. You have a lot of different ad types and sizes you can add and sell on your site along with Banners, Text ads, Flash ads, and video. Your Earnings are 80% and you are payed though Paypal. See more Information. 125box 125box is a fully automated advertising system. The system allows you to set the details, rates and advertising length for your 125×125 ads. Your ads and placements must be approved before your can add it to your blog. When an advertiser clicks on an ad spot a window will pop-up that will allow them to add there email, upload there image, add URL and show them the price of the Ad spot. Your earnings are only 50% of the revenue. See more Information. Showyouradhere Coming from you from 45n5 the Showyouradhere is another widget to sell your 125×125 ads and a few other ad size options along with rotating your ads and geo-targeting. From what I have seen this is a great service. I hope to do a full review in the future once I test it out. Showyouradhere only takes 25% of your earnings and leaves you with 75%, not to bad. Payments are done through PayPal. The also offer an affiliate program where you can get 10% of all the spending of the advertisers you referred. See more Information. OIOPublisher The OIOpublisher similar to a few of the other options and allows you to sell 125×125 ads, text ads, videos, and paid reviews on your blog. They offer a hosting plan or a Wordpress plugin for you to choose from. The service and plugin is simple to use and setup. The service comes with a price of $37 but the nice part is your are paid 100% o your earnings, No other service fees or cuts from your revenue. All of your payments can be done though Paypal straight to your account. This is another great service that maybe worth a full review in the future. See more Information. All of these methods have there ups and downs. It all depends you what you are looking for and what you are wanting to so. So if your looking for a way to cut down on the time it takes to handle new advertisers and other marketing aspects then one of these may work for you. If you would rather leave the middle man out then a good ol’ advertising page is all you need, but if that’s not working out try another options and see if one of these can bring in more revenue for your blog.

Um social-media technisch am Laufenden zu bleiben, empfehle ich Ihnen, den RSS Feed zu abonnieren.Smartphones sind aufgrund diverser Background-services häufig ohnehin laufend online – ein Webservice als Erweiterung der Gerätefunktionen liegt also nahe. Apple-Telefonierer kaufen ihre Software im iPhone Store, Android-User shoppen und synchronisieren online, und Nokia-Nutzern steht das Full-Service Portal OVI (finnisch: Tür) zur Verfügung. Karli Pletschko, Mein ehemaliger mobilkom-Arbeitskollege Karl Pletschko, Head of Internet services Markets bei Nokia Österreich, erklärt die Philosophie hinter dem Full-Service Portal im Video-Interview: http://www.vimeo.com/6042345 Alles in Ovi Meine bisherigen Erfahrungen mit Nokias Mobilportal beschränken sich auf die Synchronisationsfunktionen. Die Online-Speicherung von Kontakt- und Kalenderdaten finde ich ausgesprochen praktisch – weniger wegen des permanenten Zugriffs, sondern vor allem als zusätzliches Back-Up im Falle des (Flying Spaghetti Monster behüte!) Totalausfalls der heimischen Hardware. In punkto Speicherplatz zeigen sich die Finnen großzügig: jeder Nutzer bekommt 10 Gigabyte Cloud-Speicher für eigene Dateien, mittels OVI-File-Client lässt sich der eigene Rechner sogar für den Remote-Zugriff vom Mobiltelefon aus konfigurieren. Dazu muss der heimische Rechner natürlich eingeschalten sein, während hochgeladene Daten immer und überall sowohl vom Telefon aus als auch übers Webinterface zur Verfügung stehen. Auf Wunsch erhalten OVI-User auch eine E-Mail Adresse mit den üblichen Messaging-Funktionen und Handset-Synchronisierung, diese Funktion habe ich allerdings nicht getestet, da ich für meine Mailboxen sowieso IMAP4-Abruf nutze. Neben den Speicher-, E-Mail- und Synchronisierungsfunktionen bietet OVI diverse Zusatz-Services, beispielsweise kann man am heimischen Rechner bequem routen planen und diese anschließend aufs Mobil-Device beamen. Der Store bietet diverse Premium-Inhalte (Klingeltöne, Hintergrundbilder etc.), kostenpflichtige mp3-Downloads und ein (ausbaufähiges) Software-Angebot. Entscheidend für den längerfristigen Erfolg OVIs wird die Erweiterung des Portals um Drittservices und Zusatzangebot sein. An manchen Stellen – vor allem beim Desktop-Client – fehlt es an Konsistenz, Menüpunkte wie “Games” bringen den User auf unabhängige Sub-Portale; hier sollte Nokia an der Vereinheitlichung der Bedienoberfläche feilen. Derzeit sind der große Online-Speicherplatz und die Cloud-Synchronisation für mich die stärksten Assets von OVI. 5 Questions to Ask a Resume Writer

In today’s competitive market it is vital that you have a resume that will stand out and catch the attention of the reader.  Creating a resume from a Microsoft Word template won’t do. Neither will copying off your co-workers resume. You need a branded, unique resume that defines who you are, your accomplishments, your credentials and what you can do for them.  A certified professional resume writer will do this for you. They know what it takes to get you noticed. So, the question is… who do you choose? There are new resume companies popping up all over the place so you need to get picky and have questions ready to ask the resume writer. Here are some questions you should always ask: 1. Are you a Certified Professional Resume Writer (CPRW)? Does being certified really matter? YES, YES, YES! Before 1990, there wasn’t a standard to which a resume writer could be judged. Now, all CPRW candidates must go through a comprehensive set of tests before achieving certification. Testing consists of 4 modules that cover several areas including industry knowledge, resume knowledge, grammar/punctuation/spelling and proofreading, strategic thinking, content use, focus, ethics, and more. NOT EVERYONE PASSES. If you are not sure, you can check: parw.com or careerdirectors.com and check to see if the writer is certified. Advanced resume certifications are also available (CERW, MRW, CARW) and offer similar types of training followed by rigorous testing. Do your homework. Think of it this way: would you want a Dentist to replace your crown or someone who “knows a lot about teeth”? 2. How long have you been writing resumes? There are so many mom-and-pop resume writing companies popping up out there that it is blowing my mind. Because of this recession, I’ve heard of many people who got into resume writing recently because they were laid off from their sales job and “was told by friends I can write a good resume”. While that may be true, writing two resumes and writing several hundred, or even thousands are much better. Practice makes perfect. I am the first one to admit that when I first started, my writing was less than perfect. Way less. There is so much more to understand about resume writing than just putting words to paper. It can take me up to 2 days to decide the right strategy for a client–the best way for them to be positioned for optimal results. It takes time to learn this. I’m not saying someone has to be writing for 10 years to be a good writer, but I think they need actual practice before working on your resume. 3. What association(s) do you belong to? This is important for the obvious reasons. Belonging to a professional association keeps you up-to-date on so many things including resume writing strategy, client focus, new trends, industry updates and much more. My favorite organizations are CDI (Career Directors International) and PARW (Professional Association of Resume Writers), but there are several others that are good, too: National Association of Resume Writers (NRWA), Career Management Alliance (CMA), and Association of Online Resume & Career Professionals  (AORCP). 4. What is your process? Most resume writers have a process i.e. information they need from you, resume strategy, structure, and time line. It’s good to know ahead of time what the writers process is. You might have developed a great rapport with a writer only to realize they won’t have it ready for 2-3 weeks and you need it in 2 days, etc.  Or they may require more from you than just your existing resume and you don’t have time for that (although I wouldn’t advise that– if you want a great resume, you have to do a little work). 5. What do you need from me? Some writers do a lot of listening and not a lot of talking, or vice versa, as do the clients. Ask the writer what information they need from you. It’s important that the process is a collaborative one with mutual information sharing. Your writer has to literally be you in order to create an effective resume that is unique and branded. I am pleased to be associated with some of the best online professionals around as part of the group who are pooling our years of experience in this endeavor. This weekend was really hectic for me. I wanted to create 2 websites this weekend and merge my auto responder service to Aweber. The 2 websites were not that much of a hassle, they were just landing pages for my PPC campaigns. The merging of my old service to Aweber was the annoyance. This showed me not to go cheap and just go for the big guys who already took over this specific niche. Being a noob back in the day, I was cheap and I went for more features and a lower price tag. I soon later learned that is a wrong way of thinking and now I am paying for it. This weekend was really annoying just the fact that I had to re create all my list campaigns within aweber, get use to the aweber interface, import my leads – annoying, etc. There were just so many hurdles and repetitive work. I needed to re create my follow up messages and re edit my HTML pages with the new aweber form. I personally got rid of a lot of my lead capture pages and report pages because it wasn’t worth my time to do so. I only kept a small amount of my landing pages which captures leads everyday or had a high subscribe list. So I went from so many landing page that captured emails to just a small handful – not good I think. Well now it comes to my experience that I should go with the more trusted brand name who already conquered the specific niche, in this case auto responder service. I went with a cheap service that provided more features at a lost cost, the down side to this are the following: The service can be shutdown with out you knowing The service can be bought or terminate their service because of pricing and competition Routine maintenance because it is their firs time in the industry Delayed customer support due to not being an expert in the niche These are just a few but third party services are cheaper than the big guys because it helps them, but at what cost? Providing so many features for so little does not mean it will be beneficial to you at the end. It may bite you in the ass at the end as it did for me, which switching over to aweber. This switch was just annoying and very repetitive, especially the growth I have produce with my ever growing subscribers list. I should have joined aweber when I started seeing great increases and good growth. The competition of third parties vs professional service attracts 2 different types of people. Third party services attract the noobs as it did for me because of price and the vast features. But this does not mean they have great customer support or even a god service. The auto responder service I was part of was pretty good until they switched their servers; it just went down hill from that. So finally you have realized the need for Version Control System. SVN is one of the best Version Control Systems available right now. You want to version control your project but lack the moolah, then the following post will help you choose a free SVN host. There are many available, just one search with “Free SVN Hosting” in google will yield a lot of results. But how would you know which one to choose ? Posted on February 3, 2009 - by Amanda Appropriate Behavior for Religious Services Featured Manners & Morals By Amy Bruggeman Appropriate Behavior for Religious Services You’ve chosen proper attire for visiting a house of worship – now to behave in such a manner that will keep you from heaping shame upon you, your family, your friends and anyone even remotely connected to you. Buddhism The leader may be called Rinpoche, Lama, Venerable, Reverend, or His Holiness – depending upon the denomination.  If you are unsure, use Venerable. If you are visiting a temple where they do not speak English, there may be a temple secretary with whom you may speak. Before entering the temple remove your shoes and hats. Once inside the temple, be aware of your body language: when sitting, do not point your feet at a cleric or the Buddhist shrine; when standing, do not turn your back to them. Never place items with Buddhist images on the floor. Christianity Since Christianity is a catch-all for denominations that center-around Christ’s resurrection – religious services vary widely, even within the same denomination. The leader may be called Father, Reverend, or Pastor, depending upon the denomination. Most churches provide a bulletin – containing brief or detailed information pertaining to the service. Some denominations consider it disrespectful to speak during the service; therefore the entire service is in writing – readings, hymn numbers, when to stand, when to kneel. In most cases, all are encouraged to attend and participate in worship activities, from songs to prayers. However, some denominations restrict communion to baptized Christians or members of the church. This is often announced before the elements are distributed. Often Christian services will include a time of greeting. The best advice I can give you is this: do not panic! Simply turn to those around you, smile, and offer your hand. If attending a Catholic mass, when the priest says “peace be with you” you respond with “and with you” – then it’s “peace be with you” all around. However, if you happen to lose all words at this critical juncture, a smile and handshake will do. Hinduism The leader may be called Priest, Pandit, or Pujari depending on the denomination.  Traditional address for clergy is Swamiji. If you cannot speak with the leader due to a language barrier, a temple president may be available. Before entering the main sanctuary remove your shoes. Once seated within the sanctuary, be aware of body language: your feet should never point toward the shrine. The traditional Hindu greeting is “Namaste” – which means “I bow to you” – it is said with palms together at chest, and a slight bow. Islam An Imam is the one who leads prayers and may speak on behalf of the congregation. When visiting a mosque, the most important thing to remember is this: modesty applies to more than just your attire. Do not be the first to greet someone of the opposite sex. Most prayer halls are separated by sex: make certain you enter through the women’s entrance – and remove your shoes before doing so. Do not walk in front of someone in prayer, as it is considered impolite. As for the traditional greeting: “Salaam Alaykum” (Peace be upon you); and in response, “Wa Alaykum Salaam” (And upon you Peace). Judaism A Rabbi leads worship services. The synagogue may be called a temple (Reform) or shul (Orthodox); in most shuls, women sit in a separate section. The most sacred feature of synagogue is the ark – the cabinet where the Torah resides. Never enter or leave the main sanctuary while the ark is open. Final thoughts Obviously, this is a very broad overview; but where we leave off, common sense should pick up. Turn off your cell phone or set it to vibrate. If at all possible, do not enter or leave in the midst of the worship service. Kids do and say the darnedest things. If you have them with you, sit near an exit – just in case you need to make a quick getaway. And if you just aren’t sure how to behave, the best modus operandi is to simply watch those around you. Above all, remember this: you are a visitor in this house of worship. Even if you do not agree with the teachings, remain respectful. Even if you don’t necessarily know what you’re doing, be sincere. Even if respect and sincerity is all you have to offer, you’ll more than likely be welcome. Once again, we welcome comments from readers who practice these religions. Yeap, exatamente isto, a dica ta meio atrasada, mas só me registrei para fazer a prova hoje. Para quem já tem a certificação SCJP (Sun Certified Java Programmer), pode fazer até o próximo dia 10/12/2008 “di gratis” a prova beta da nova certificação da SUN. Uma das coisas chatas de uma prova beta é que leva mais de 6 semanas para darem o resultado da prova, e hoje fui acessar o site da prometric para ver o resultado (como tenho feito uma vez por semana a algum tempo) e eu passei na prova Isto quer dizer que eu tenho mais algumas letras sem muita utilidade para enfeitar o meu currículo (SCDJWS) Eu sei que certificações não provam nada, ainda mais com provas difíceis como esta, em que eu esqueci da prova e não estudei nada (o que prova que com o conhecimento adquirido no trabalho é possível passar em uma prova de certificação), mas mesmo assim, foi uma prova que levei 3 horas para fazer, então merece pelo menos um post no blog de comemoração . How expensive are Google’s free services

As an entity, Google keeps expanding its services and I am one of those who don’t bat an eyelid before trying them out. My friends think I am nuts about Google because I keep lecturing them about their cutting age innovation, how they induce trials and how they successfully build interdependencies on their products, and all so subtly. Your confidence on all-that’s-free courtesy of Google starts to shake the moment you need their help. Last week, I requested for a migration of my Feedburner.com feeds to feedburner.google.com. It was executed overnight. Then I wanted to experiment ads in feeds and how they work and realized I need to move my blog feed to another account. There is a defined process for that, only that it failed to work, with the error message even suspecting if I really owned my own blog feed! I tried an alternate one prescribed, that in effect said, release the feed link (URI) from one account and quickly recreate in the target account. I would never have done so myself, but this was Google saying so, to me it was God’s word.I tried, and it bombed. Now I am unable to claim my own feed back with the comment, this URI is take, please take another! So, I searched for help, which took me to some discussion forums in which Google’s staff reportedly avatars itself to help panic stricken folks like me. After leaving multiple cries of help, I  am yet to see anyone avatar to help me out.  I am taking comfort in the fact that it has been only one working day since I made a help request, but what does not comfort me is the horror of other folks asking for help for about three or four weeks and hello, no avatars around to help. It brings up a painful realization that there are no SLAs for free services. I have lost my RSS subscribers and praying some of them will again rediscover this blog. Is there anyone from Google reading this? Update 1: Matt S from Google has responded, asking me to stand-by. There is hope. Update 2: Matt S has restored the feed. Thanks Matt.
